"Having had a particularly complex property development that I had been struggling with for nearly two years, it was a relief to hand the problems over to Simon Higginbotham at HR Property Services Ltd.

The building that I owned was a vast, three storey Victorian terrace, that was being inhabited by three tenants – even though it had been condemned. Due to disputes with previous landlords, the tenants had an inherent distrust of any outsiders and were covered on an Assured Tenancy, in other words; they could not be removed from the building, effectively rendering the property worthless.

Furthermore, due to the acrimonious nature of relations with the previous landlords, I was unable to get builders in to complete the refurbishment works, as the tenants refuse to vacate the property and potentially jeapordise their ‘Sitting Tenancy’.

In all, nine windows were missing, all the window frames were rotten, there was prolific damp, woodworm and dry rot, and a floor had collapsed. There was no gas supply, as this too had been condemned, the wiring needed replacing and the back yard was becoming a dumping ground for broken fridges and washing machines.

The likelihood of progressing the refurbishment seemed thin, until Simon and HR Property services stepped in. They liaised effectively with all parties; tenants, council officials, builders, tradesmen, councillors and solicitors to reach an agreement for the tenants to move out whilst the works were being completed.

This was done quickly and with utmost professionalism at all times. Simon went to great and pro-active lengths to give me regular updates – without me having to continually call him, he never rang with problems, choosing instead to work on the solution and just tell me when things were back to normal.

In short, he took the stresses and the headaches away from a particularly volatile and complex property problem.

Today, I’m happy to report that I have a new house, expertly split into three separate and self-contained flats; my investment is now safe again, and furthermore, once the project was completed, they decided that they would forego their rights to enter the property again as they were happy with where Simon had moved them to; bringing a painful and potentially restrictive tenancy to a happy end."
